Park Plaza South Area Homeowner's Association Board Meeting
August 1, 2011
- In Attendance: Francie Bomer, Chris Crawford, Dale Borror, Jeanie Borror, Larry Byers, Gary Hammond, Tom Colson, Karen Perrine, Roy Teeters, Bob Herndon, Janet Herndon, Steven Flowers
- 2011/12 HOA President Francie Bomer called the meeting to order at 7:00 p.m.
- Thanks to everyone for the food and drinks.
- New members Introduced: Roy Teeters - Secretary, Karen Perrine- Events.
- Guest HOA Member Ð Janet Herndon and Stephen Flowers introduced and welcomed.
- Minutes from 2011 General Meeting on March 28th, 2011, were presented and approved.
- TreasurerÕs Report: Was presented by Wally Loerch prior to the meeting via email. It was reviewed as to current budget vs. actual & fiscal year draft.
- Membership update: Larry Byers
- Current totals YTD 11/12 Ð 280, target is 304
- There are 49 non-renewals (10 not on email). We are looking for ways to get the past members back.
Larry is going to make a list of questions to ask when calling these non-renewals to try to identify why they did not renew
and to see if we need to do something differently to retain members.
- Advertising- YTD 11/12 - $2,075.00 with $150.00 outstanding.
- Directories- YTD 11/12 Ð 278 delivered and 2 outstanding.
- Communications Chair, Chris Crawford, will send one final email to those non-renewing, and discontinue their email alert privileges.
- Alert Neighbors: Bob Herndon - Bob gave a update of current open blocks.
- Welcome Committee: Dale and Jeannie Borror. The status of the 2011 deliveries is, 4 new residents were contacted, 2 were handed information in person and 2 the information was left on their door.
- Trash Collection, Special Report: Steven Flowers - Steven gave a detailed report on the status of the upcoming City of Tulsa trash collection contract.
This new contract may change amount of times the trash is picked up every week, type of containers used to put the trash out on the curb
, the way recycling is done and the cost to each property owner. The new contract is out for bids but will not go into effect until July 1, 2012.
This will be watched closely and may require some action or attempt to get changes in the new contract.
- Water Pressure & Street update: Tom Colson. It seems the water pressure problem has gone full circle, the City is now saying there is not a pressure problem
and our pressures are with in normal ranges (siting 48-49 psi as normal).
There will be additional follow up with the City, Anthony Wilkins, to get this resolved.
Roy Teeters is going to reach out to the City engineering department to see what can be done and will report back to the Board in 2 to 3 weeks.
- Events: Karen Perrine - Annual Neighborhood Block Party was discussed and several options talked about,
Karen is going to research our options and make a recommendation to the board.
The board encouraged Karen to look for a new idea that would be cost effective and generate good turnout.
Karen will get back to the Board with a date and recommendation via email.

Neighborhood Enhancements and Security Camera Project: Gary Hammond - There is one camera in operations; the locations for the other cameras need power.
Francie encouraged Gary to go ahead and bring power to the islands as the board had approved and funded at a prior meeting.
- Communications and Newsletter: Francie Bomer - There was discussion to set standards for email requests from both non-members and members.
This discussion revolved around advertising for both profit and non-profit enterprises.
Bob Herndon made a motion that we would not email out request from businesses or for profit groups
and we would review the non-profit request on a case by case basis. Roy Teeters seconded the motion and the motion was passed with no votes against.

New Business: WIN/ non-profit status registered with the Secretary of State. Wally Loerch will review our status and make sure we are in compliance.
WIN/ Volunteer program information was distributed. Chris will recap volunteer opportunities and send to the membership

Old Business:
The Schreiers sent a Thank You for their Good Neighbor Award.
